What is Normal Carpeting wear and tear?

Sherrie Howe • April 19, 2021

Is your carpet beyond normal wear and tear in Houston?

Carpet is durable, versatile, comfortable and a great flooring option for commercial and residential rentals. Carpeting can also be difficult to maintain with the aftermath of renters. Landlords and property managers see their fair share of carpet issues. Can you identify what is standard carpet wear and tear vs. tenant damage?

Let’s take a look at some of the different situations you may encounter next time you do a property walk-through in Houston.

High-Traffic Carpet Wear and Tear

There are a lot more feet coming and going in high-traffic areas so the carpets will be dirtier, more stained, and become worn faster. Particulates and soils that are tracked in every day are abrasive to the carpet fiber and cause the carpets to wear out. Tracked in soils act like sandpaper and create abrasion which will cause the fibers to look dull in the high-traffic areas. Carpet fibers will break down over time as shoes repeatedly push down, as well as abuse by dragging suitcases, toys, furniture and other items across the carpeting.

You may consider the following to help prevent this from happening

Use heavy duty walk off mats at the entrance to the home

  • Place a walk off matt at the front of the door to transition from outside to inside to a hard surface.
  • At least twice a week, vacuum high-traffic areas.
  • Extra wear and tear in one area over another, indicates that it’s probably high-traffic damage.

Other Common Types of Carpet Damage

There are three other types of carpet damage that are quite common, including stains, rips and burns.

Carpet Stains

A major contributor to carpet stains is food, as are accidents from pets and kids. Bigger stains can come from grease carried in on shoes from parking lots, garages and workshops, and also paints and stains from improvement projects

Carpet Rips and Tears

Not properly picking up furniture and just dragging it across the carpeting can cause tears quite easily. Dogs and cats that like to claw and chew are another reason for carpet rips and tears. Older carpeting that shows some wear can be damaged quite easily.

Carpet Burns

Cigarettes are the most common reason for carpet burns. Fallen candles, illicit drug use, sparks/embers flying from fireplaces and accidents with hot appliances such as clothes irons and curling irons are the other top reasons for carpet burns.
